Not only can it be difficult to coordinate real estate appointments with work obligations and the demands of parenthood, but your stress level is compounded if you're on any kind of time table or deadline.

The secret to survival is to maintain a positive attitude, do your best to remain solution oriented, and work with a proactive real estate agent. A seasoned real estate agent who is familiar with the local market and is skilled at matching client needs to available housing inventory in the area can be your most valuable resource.

Know What You Want

One of the primary ways you can help your agent find your ideal home is to give a lot of thought to exactly what you want. When you're clear in your own mind about what would satisfy you, in terms of location, architectural style, and property size, then it will be a lot easier to refine your search and stay on target. Not only will that help your real estate agent match your specifications to available listings, but it will also help you recognize your ideal house when you see it.

A good starting point is to have a checklist of priorities, essential property features, and preferences that are important to you, your spouse, and your children. Deciding on must-have features as early in the process as possible can provide you with needed focus and momentum as you compare houses and view real estate listings. Although nothing is "carved in stone" and you can always revise your priority list, it can be a valuable tool for both you and your agent.

Although the biggest hurdle may be staying motivated and optimistic in the face of temporary setbacks and discouragements, when you have a clear idea of what you want and an attitude of positive expectation, you'll be surprised at what you can accomplish!

  • You can afford to buy a house. To pay your mortgage, you wonít have to take withdrawals from your savings or checking accounts to pay any portion of your mortgage. Also, after you pay your mortgage, you have about 70% of your paycheck left to pay other expenses with.
  • Rents in the area where you bought a house are strong. Rents may even be rising in the area, but not at too high a rate. If you were to rent out your house, you could get enough in monthly payments to cover the entire amount of your monthly mortgage.
  • The size and functionality of the house meet your familyís needs. For example, the house isnít too small, putting you in a position to toss out furniture or use a small room as a bedroom and an office.
  • A house that has been on the market for several months could be an indication that the house is not a good investment,especially if sellers have dropped the price on the house two or more times in a short span of time.
  • Sellers are willing to work with you, but they donít cave into your every request. If sellers give into your every whim, that could be an indication that there is something wrong with the house.
  • The neighborhood where the house is located is in an area that is growing. Profitable businesses are moving into the area,employment is strong and residents are actively and positively involved in the community.
  • Construction on the house is solid. Flooring and electrical wiring are up to code. Itís also important that a houseís roof is in good shape, as a poor roof can cause leaks and cooling and heating issues.
  • There are no water or sewage issues in the neighborhood. This is where talking with current neighbors can pay off big. Ask neighbors about the neighborhood, including home owners association practices,crime, schools and community utility issues.

Buying a house is a smart investment if you plan on staying at the house for several years. You donít want to spend money on closing costs, inspection fees,commissions and a down payment only to realize that you donít like the house,so you move out and have to pay closing costs, inspection fees, commissions and a down payment all over again when you buy another house two to three years later. Be smart with your money and make sure that you are ready to buy and maintain a home before you sign on the dotted line.
